Final Walkthrough – who, when, why?

The final walkthrough is an opportunity for the buyer and the buyer’s agent to ensure the property is in the same condition as when they agreed to buy the house. 

Keep in mind, this isn’t another inspection, and usually might take anywhere from 10-20mins. 

WHAT’S THE MOST IMPORTANT THING I SHOULD LOOK FOR?
Be sure the repairs that the seller said they would carry out, have been completed. 

WHEN DOES IT TAKE PLACE?
In California, this occurs within 5 days of closing. 

WHO SHOULD BE PRESENT?
The buyer and the buyer’s agent. 

The seller’s possessions should be orderly and the home should be viewable. If something looks different or you notice damage that was not there previously, refer to your inspection report you had done in the the beginning of escrow to double check.
